Rooter Terms

These terms apply when you register as a rooter on atreeum.co.uk. They explain what registration does, what the Radicle discount is and how you qualify for it, what happens if a parish doesn't reach the size we need, how we use your data, and what we can and can't promise. Please read them before you register. Registering means you accept them.

1. Who we are
Emanja Ltd (trading as Atreeum) is a company registered in England & Wales, company number 15800489, registered office Suffolk, United Kingdom. In these terms we refer to the trading style “Atreeum”, “we”, “us”, or “our”.
2. Definitions
- Rooter
- A person who has registered an interest in buying an Atreeum home by completing the rooter form on atreeum.co.uk.
- Radicle
- The rooter whose registration in a particular parish has the earliest verified timestamp. There is one Radicle slot per civil parish.
- Parish
- A civil parish in England or Wales, as published by the Office for National Statistics in the Parishes and Non Civil Parished Areas dataset that is current at the date of registration. We attribute each registration to the parish that contains the registered postcode.
- Village
- A development of up to 20 Atreeum homes in a single parish, including shared energy and transport infrastructure.
- Home
- A 4-bedroom Atreeum dwelling of approximately 1,800 square feet, built to the specification published on atreeum.co.uk at the time keys are exchanged.
3. What registration does
Registering as a rooter:
- Places a pin on the Atreeum public heat map.
- Adds you to our email list for parish-specific and company-wide updates.
- Reserves your place in the queue if your parish becomes a viable Atreeum village.
Registration is free. It is not a deposit, a contract to buy, or a commitment of any kind. You can unregister at any time by emailing hello@atreeum.co.uk.
4. The Radicle discount
The first rooter to register in a parish (the Radicle) is eligible for a discount of 7.5% off the published price of an Atreeum home in that parish, equivalent to £12,525 off £167,000 at current pricing.
The Radicle discount is conditional. All four of the following must be true at the date the home is sold:
- The Radicle was the rooter with the earliest verified timestamp in the parish at the time the village was committed.
- The parish reached the rooter density Atreeum considers viable to proceed (currently 20 rooters).
- Atreeum has obtained the planning consents necessary to construct a village in the parish.
- The Radicle still meets Atreeum's published eligibility criteria for purchasing a home in a rural exception site village at the date of sale, including any local-connection or affordability tests that the parish or planning consent requires.
If any of these four conditions is not met, the discount does not apply.
4.1 If the Radicle drops out
If the Radicle unregisters, becomes ineligible, or notifies us that they no longer wish to buy a home in their parish, the Radicle slot transfers to the rooter with the next-earliest verified timestamp in that parish. The transferred rooter assumes the same conditional rights and the same discount.
4.2 No other rooter receives a discount
The Radicle is the only rooter eligible for a discount. Every other rooter in the village pays the published price for an Atreeum home in that village.
4.3 We may invite the Radicle to share content
If you become a Radicle we may invite you to send us a short video or photograph for use on Atreeum's website and social channels. This is optional. The discount is not contingent on you sending us anything. If you do send us content, you are giving us permission to share it with credit to you. You can withdraw permission at any time by emailing us.
5. What happens if your parish doesn't reach 20 rooters
If a parish does not reach 20 rooters within a reasonable period, we will not build there. Your registration remains live and we will continue to send you updates on Atreeum's progress. If a neighbouring parish reaches viability and you would like to re-pin, you may do so by emailing us.
6. What happens if planning is refused
Atreeum villages are built on land released under England's Rural Exception Sites planning policy and equivalent Welsh provisions. We do not proceed with construction without the relevant consent. If consent is refused in a parish, we will tell every rooter in that parish and explain next steps. No rooter is charged anything and no contract to buy is in force.
7. The home, the price, and the offer
The published price of an Atreeum home is £167,000 as of the date these terms were last updated. The specification is published on atreeum.co.uk and is correct at the date of publication. We may update the specification or the price for future villages. The price applicable to a given home is the price published at the date the home is sold to you.
Zero energy bills, the shared community EV fleet, and other village-level services are provided as part of the village's shared infrastructure, the terms of which will be set out in the purchase contract for each home.
8. Data and privacy
When you register, we collect: your name, email address, postcode, occupation, and a short free-text answer about your circumstances. We use this data to:
- Display your pin (and parish, never your address) on the public Atreeum heat map.
- Send you updates by email about your parish and about Atreeum.
- Demonstrate local housing need in support of planning applications.
We are the data controller under UK GDPR. You can request a copy of your data, ask us to correct it, or ask us to delete it at any time by emailing hello@atreeum.co.uk. We do not sell your data. We do not share it with advertisers.
9. Liability
Nothing in these terms excludes our liability for fraud, death, or personal injury caused by our negligence, or any other liability that cannot lawfully be excluded under English law. Subject to that, Atreeum is not liable for any indirect or consequential loss arising from your registration as a rooter, including any reliance you place on the prospect of becoming a Radicle in a parish that does not subsequently become a viable village.
10. Changes to these terms
We may change these terms from time to time. If we do, we will email every rooter to explain what has changed and when the new terms take effect. If you do not accept the new terms, you can unregister.
11. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
