The first person to register in a parish is the Radicle. A village needs twenty. The Radicle gets £6,000 for being first, and another £1,000 every time somebody else registers, nineteen more times, up to £25,000.
They can keep every penny of it. Or hand it to the neighbours who join them. That’s their call, not ours.
£6,000 lands the moment we verify your registration. Every pin on your parish after that is another £1,000, whether they came from your WhatsApp group, a poster in the shop, or one of our ads.
Twenty seeders makes a village. Twenty seeders makes £25,000.

Open the live map. Zoom to your postcode. If the parish polygon is empty, the Radicle slot, and the fund that comes with it, is yours. If it already has a green pin in it, you can still register and take a place from #2 to #20 at the flat £167,000, and the Radicle can choose to put up to £1,000 of their fund onto your home.
Once the fund is yours, you decide where every pound of it lands. There is no right answer and we won’t nudge you either way.
Every Radicle gets a fund page. It shows the balance, everyone who has registered in the parish, and a slider for each of them.

Once you confirm, it can’t be taken back, which is exactly why the offer is worth something when you make it. They get an email telling them what you’ve done, and it goes on the village page for everyone to see.
Because someone has to go first, in public, in their own parish, and tell the next 19 people we exist. That is a genuinely uncomfortable job and it is the only reason any village happens. The fund is the cost of starting that conversation. What makes it different from a normal discount is that the Radicle can pass it on, and a lot of them will.
Yes. £142,000 for the home, and no one at Atreeum will think less of you for it. But know what you’re choosing: the fund only reaches £25,000 if nineteen other people register, and giving some of it away is the fastest way to make that happen.
Yes. Every registration in your parish adds £1,000, whether it came from your WhatsApp group, a poster in the shop, or one of our ads. Your job is to make your parish the one people are talking about. How they arrive doesn’t matter.
The £1,000 goes back into your fund and you can give it to someone else. A discount only ever attaches to a home somebody actually buys.
Yes, and it’s the strongest thing you can do. Set a standing offer on your fund page, “the next five people to register get the full £1,000”, and it applies automatically the moment they join. You can withdraw an offer that hasn’t been taken up. You can’t withdraw one that has.
Yes. Your village page shows the totals: how much of the fund has been given away and how many neighbours have received something. We publish the totals rather than who got what, so it is clear whether a Radicle actually passes the fund on without ranking neighbours who are going to live next door to each other. Anyone who receives an allocation sees their own amount.
Then anything you kept is worth nothing, the fund is a reduction on the price of your home, not a payment. Anything you gave away still stands. If you tell us you no longer want to buy, the unallocated balance passes to the next seeder in the parish, who becomes the Radicle.
No. It only ever exists as money off the price of an Atreeum home in that village. There is no cash alternative, and nothing is paid to anyone before completion.
Yes, and you’ll be asked to describe it on the form. A rural exception site village can only be built where local need can be proven, and councils prioritise people with a real connection to the parish. A connection isn’t just “I live there now”: family who live there, parents who used to, schools you went to, work in the area, close friends, or somewhere you’ve had ties to for years all count. We need to be able to show that connection when we make the planning case. Without it, the parish slot doesn’t help anyone.
No. One Radicle role per person, across the whole programme. If you have real ties to two or three parishes, you can still register Seeder interest in each, that’s useful, every pin helps prove demand, but the fund applies in exactly one parish. We check.
The first five or so villages are built by Atreeum Developments to prove the model end-to-end. Beyond that, the only way to deliver at the scale the country needs is to bring in approved construction partners, franchisees who build to the same spec, hold the same £167,000 price ceiling, install the same Atreeum Infrastructure systems, and earn the same circa-22% margin per home. We hold the brand and the standards. They bring local capacity. That’s how a parish in Cumbria or Cornwall gets built without us being there in person.
Your registration stays live and so does the Radicle slot. We'll keep you updated on neighbouring parishes if you'd like the option to re-pin.
Atreeum villages use the Rural Exception Sites planning route, which is a real and recognised national policy. We don't proceed without consent. Nobody pays anything in the meantime, and no contract to buy is in force.
Yes. Any time. The Radicle slot would then transfer to the next seeder in your parish.
No. We'll ask. We'll send you a content kit if you want one. The fund is yours either way once the village is built.
Yes. Off-site construction lets us hold that number for the life of the village. There are no extras, no service charges, no surprises.
From a full parish (20 seeders) it's roughly 18 to 36 months: planning, factory build, on-site connection, keys. We'll publish quarterly progress updates to every seeder in every active parish.
Read the seeder terms in full. The fund is conditional on four things: earliest verified timestamp, parish reaches viability, planning granted, and you still meet the rural exception eligibility criteria at the date of sale.
